Private Insurance Company Office, Waterfront Dbayeh: Architectural Lighting by Luminaria

This project is a full office fit-out for a private insurance company at Waterfront Dbayeh, Lebanon. The interior was designed by architect Eliane, with Luminaria Lighting supplying the full range of lighting fixtures and components used throughout the space — from the open-plan workstation floor to the reception and lounge areas.
Overview
The design called for a clean, modern corporate environment where lighting reinforces the architecture rather than competing with it: recessed and surface linear runs tracing the ceiling, sculptural pendant fixtures marking key zones like workstation clusters and the reception desk, and track-mounted spotlights for flexible accent lighting throughout the office and lounge areas.

Lighting Concept & Design
Across the main workstation floor, black-framed rectangular LED pendants hang above desk clusters, paired with recessed linear ceiling trims and ceiling-mounted track spotlights for supplementary accent light. The geometric, dark-framed pendants echo the black detailing used elsewhere in the office's furniture and joinery, keeping the lighting visually integrated with the interior design rather than added on top of it.

In the reception and lounge zone, a row of slim cylindrical pendant downlights lines a wood-slat feature wall, washing warm light down over a bench and planting, while two sculptural boat-shaped linear pendants hang above the stone reception desk as a signature centerpiece.


Ceiling-mounted track systems fitted with multiple spot heads run through corridors, doorways, and glass-walled offices, giving the space adjustable accent lighting that can be aimed and adjusted room by room.

Materials & Products Used
- LED strip, 16W/m, 24V, 4000K for the recessed and surface linear ceiling runs
- Aluminum profile 50×75mm for larger linear channel runs
- Aluminum profile 6mm × 18mm for slim, low-profile linear runs and trims
- Pendant lights — black-framed rectangular ring pendants over workstations and sculptural linear pendants over the reception desk
- Track light with spots for corridors, doorways, and accent lighting
- MR16 spot fixtures with GU5.3 7W MR16 lamps for recessed and track-mounted accent lighting
- Additional recessed and surface fixtures selected to match each zone's function
Installation Details
Linear runs were built using two aluminum profile sizes depending on application: the larger 50×75mm profile for main ceiling channels, and the slim 6mm×18mm profile for tighter reveals and trims, both housing 24V, 4000K LED strip rated at 16W/m for consistent, even output across every run. Pendant fixtures were suspended on thin cable drops to keep the ceiling line clean, and MR16 track and recessed spots were positioned to highlight joinery, doorways, and feature walls throughout the office.


Final Result
The finished office floor reads as calm and cohesive, with lighting that marks out each zone, workstations, reception, lounge, and corridors, without ever feeling disconnected from the rest. The mix of linear ceiling runs, statement pendants, and adjustable spot lighting gives the space both consistent ambient light and the flexibility to highlight specific architectural and interior details.
